Signs your heater is done
Rusty hot water, popping or rumbling from sediment, moisture around the base, and an age above 10–12 years all point to replacement rather than repair.
Sizing it right
A 40-gallon tank suits most two-bathroom homes; larger families usually need 50 gallons or a tankless unit. Undersizing is the most common mistake we're called to fix.
What a proper install includes
New flex lines, a fresh T&P valve, correct venting, seismic strapping, an expansion tank where required, and a drain pan. Skipping any of these is how a heater becomes a flood.
